Does a VA loan always require zero down?

No down payment may be available when the borrower has sufficient entitlement, qualifies with the lender, and the price is supported by the appraisal. A down payment may still be required or chosen depending on entitlement, price, appraisal, loan structure, or borrower preference.

Is a VA appraisal the same as a home inspection?

No. The appraisal addresses value and applicable VA property requirements for the loan. An independent inspection evaluates property condition for the buyer and may identify issues outside the appraisal’s purpose.

Can I buy a Florida home before arriving?

Many parts of the transaction can be completed remotely, including video tours, electronic documents, inspection communication, and certain closing arrangements. Financing, occupancy, signing, security, and power-of-attorney requirements should be confirmed early.

Can my spouse purchase or sign while I am unavailable?

That depends on title, financing, marital circumstances, and any valid power of attorney. The lender, title professional, and military legal assistance office should review requirements before deadlines or deployment make coordination difficult.

Can I use a VA loan if I already have one?

Possibly. Some eligible borrowers can use remaining entitlement, and entitlement may sometimes be restored after applicable requirements are met. The VA and a qualified lender should review the Certificate of Eligibility and the existing loan.

Can a seller refuse an offer using VA financing?

Sellers evaluate offers according to their terms and applicable law. We help buyers present a clear offer and help sellers compare financing, price, contingencies, timing, appraisal terms, closing costs, and overall transaction risk.

Can PCS orders allow me to end a residential lease?

What if I report before my home is ready?

Temporary lodging or a rental may bridge the timing gap. This can be especially important with new construction or when financing, insurance, inspection, appraisal, title, or household-goods schedules do not align with the report date.
